Investing In A New launch Residential. The What, The How And Why

This year and last year has been a bumber crop year for launches. Should you go out , check in hand, invest the units with biggest and most pools ? ( though, that could be a good idea too )

No, You don’t choose a new launch by checking which development has most pools , or just from a good facing.

Choosing a new launch requires, not only a better imagination but most importantly understanding the micro and macro factors affecting the new launch.

What do I mean by that or am I just trying to speak fancy to impress you .

The old adage, location , location, location is about 90% true. However, you could end up investing in a new launch with great location and amenities but not a good facing, which could affect it selling price.

Perhaps you think, you have chosen a great unit, however, there is a huge empty space  , a few hundred metres away and the master plan is rezoned for residential. Which means, you views over the years could be blocked or worse still , there is even there is a plan for reclamation .

Having a deeper understanding of such factors will safeguard your investment but also save you from constantly being told by your wife , you should have checked the place ( Happened to a good friend who bought 2 stacks lower and missed out on great views, his friends who came for the occasional parties, always make it point to tell him that 2 floors above him has much better views, because his view has been blocked by a new development. Which he didn’t checked out, before buying   )

Insight No-1

 Where is it located at ? What are the amenities?

It doesn’t mean, not being near an mrt , means, its not good. There are launches located in green corridors with international school nearby , which can provide a steady stream of tenants. Post Covid, we have seen the necessity of having green open spaces and “being away” from crowds actually becomes a plus point . So its worth studying deeply , not just dismissing it, because no mrt mah !

Go to One Map or Street Directory and check out, where the Shools,Shops, Transports is 

 

Insight No-2

Stacks, Facing etc etc . What’s  that ?

Most of the projects have a few blocks and each block can have different facing and even within those blocks , called  the stacks ( unit numbers ) can have different facing . A good clue as to where the best facing is to look where the premium 4 or 5 bedrooms are located. They cost the most and developers will definitely give such high paying customers the best facing . But that doesn’t mean your unit , being away , may not be good. It really pays to study the site map and floor plan , equally diligently as you “poke” around the showflat and kick the proverbial fridge  

Also another minor item to check would be the carpark. How far is it located from your unit or lift. Imagine walking 100 metres or more with groceries or with your children to the lift. Angry kids no good, angry wife also not good, angry kids + angry wife, lagi no good ( Don’t mind my singlish )

Insight No-3

Opps, Where Exactly Will The development Will be Built ? 

You will be surpised to know, the number of people who thought, that where the showflat is , thats where the development would be built ?

Do you know where the actual  development would be built ?

Yes, the showflat is glitzy and you like the location, only problem, that’s, not where the development will be built. Yep, doesn’t mean, where the showflat is, that’s where the development will be .

Take a drive to where the actual unit will be built and see, how that suits you . Are the roads small and narrow ? Is the entrance and exit clear ?. If you drive to work, would the exit or entrance save you time or would you have to do a long u turn somewhere

Insight No-4

Avoid bbq, Substations and Bin centers.

You have seen the show flat, the facing seems ok, but do you know where the bbq, substations and bins are located ? . Normally most people will avoid bbq pits , as expected, there could be boisterous celebration almost every weekend, interrupting your own peace.

While you get to partake in knowing how good the sambal ikan or bbq  chicken is  through those wafting vapors. You unfortunately wont know ,how good they taste .

Needless to say , Bin centers are a no no ,unless, you are buying strictly for investment and wont mind a lower capital gain, as the next buyer is sure to use that as a point to push down prices 

Insight No-5

Yes , the TOP is in XX. But Would Your Unit Be The last To Be Completed 

Which unit will be completed first. Imagine, you are the last person getting the keys and at this time, you need time to spruce up your unit and get the basics done ,while others have already got the tenants.
