1. Land prices, dictate property prices, not recessions, there is a floor and you cant really go much lower
2. Location play a part and very likely, due to low enbloc activity and covid, there is not likely to be much developments in those locations for sometimes to come, therefore waiting is not really a good statergy
3. Each development is unique on its own, facing, height, size ,plays a part, those , who are aware, dont want to wait and be dissapointed later .
