To close the deal, in competition with other agents, he could offer to get a lower price for the buyer, in order to secure the deal. Pricing a home properly is bar none the most important thing I can do as a Realtor. That is a product of my research where I look at the attributes of the property, the current units in the market, length of time each property is sold and average units sold within say 6 months period.
For example, if on average, only 1 unit is sold for a particular estate and there are 15 units available and yours is priced higher with less attractive attributes, chances of your unit being sold are low .
