I am working for you, not the buyer

Contrary to some , giving your listings to more agents, does not necessarily mean, that more are working for you.  In fact, it becomes the opposite, though, its you who pay the commission . To a non exclusive agent, the buyer is now his main client, not you. To close the deal, in competition with other agents, he could offer to get a lower price for the buyer, in order to secure the deal. Which means, you loose the price control and you could end up selling for a much lower amount. As an exclusive agent, the price control will be with you and me

Pricing Your Home Correctly

Pricing a home properly is bar none the most important thing I can do as a Realtor. That is a product of my research where I look at the attributes of the property, the current units in the market, length of time each property is sold and average units sold within  say 6 months period. 

For example, if on average, only 1 unit is sold for a particular estate and there are 15 units available and yours is priced higher with less attractive attributes, chances of your unit being sold are low .

Understanding how to price a home is one of my  most valuable skills and not telling a seller what they want to hear to get a listing.  As a seller, I should be aware that pricing a home too high can cause major issues in the sale. Buyers may avoid it, and if they avoid the home long enough, it will develop a bad reputation. Eventually, I will be forced to drop the price to be competitive in the marketplace, but by that point, I would have to drop the price by a bigger amount . This where being an exclusive agent, I am able to “control” your price

Even with a competitive price, buyers will be likely to low-ball I after a period of time. Ultimately, I may sell the house for less than what I would have if I had priced it correctly, to begin with and the seller loses out

Multi Channels Marketing

Marketing is one area where I shine . Its not just about taking pictures with your handphone . I take professional pictures with a “real “ camera . After that, its not just about putting pictures in 1 portal  or putting a classified add and praying someone sees it. In todays, internet savvy market place . I have a multi dimension, multi prong plan, where I  market properties  through :

Negotiate The Best Terms

Studies showed that , when an agent works on an exclusive basis , owners are  able to get better deals .The best agents will go out of their way to fight hard for the best terms and conditions for their clients. This, after all, is what they are paid to do. A great Real Estate agent will never think about their pocket book but what makes the most sense for their client. This is one of the reasons why You should never choose and an agent that “needs” to make a sale. When You  hire an agent who isn’t worried about when their next sale takes place, You will get much better advice.

Real Estate agents who advocate for their clients are always striving for the best possible terms for the transaction. Everything in Real Estate contracts is negotiable, good agents when warranted don’t hesitate to counter offer with a price that is more favourable to their client. They have the negotiation skills necessary to get the job done right.

If a client wants adjustments to contingency dates or closing times, these should be negotiated appropriately. A good agent will understand the real value of each element to the customer. Pushing to get clients everything they possibly can is what the best of the best do on a regular basis

Final Thoughts

If you are concerned about being locked in a contract when an agent is unsatisfactory in any way, you can always stipulate a shorter contract period such as 30 or 60 days. The buyer is then free to look for another agent at the end of that contract period. A buyer can also request for a guarantee regarding cancellation – that he can be released from the agreement under certain conditions. Most real estate agents don’t also want to work with buyers who are not happy with their services.

  • Experience and proven results – does the agent possess the knowledge and expertise to guide I in unforeseen circumstances? Do they sell in all types of markets? Are they
  • successful in all kinds of markets and not just when homes are selling like hotcakes?
